La Aparecida - Orihuela - Alicante - Spain
SOLD: A fully renovated detached Three bedroom house with Three en-suite bathrooms
This rural retreat is set against a backdrop of magnificent mountains and breathtaking sunsets roughly halfway between the principal cities of Alicante and Murcia lying in the fertile Vega Baja valley within a Spanish farming community producing fruits such as Oranges-Lemons and vegetables that include Artichokes-Romanesque and a myriad of other root crops.
With close links to both Alicante and Murcia airports and the major A7 international motorway joining Portugal, Spain and France with Northern Europe, this is the ideal location for a "Spanish Home in the Sun".

Away From the Madding Crowd, or a day by the Sea , the choice is almost endless whilst the area is primarily agricultural and continues to enjoy a typical Spanish character and ambience, a 30 minute drive away gives access to blue flag beaches, secluded sand dunes, windsurfing , three championship golf courses or the healing Spa waters of Fortuna. Just a little further away there are the very modern Spa treatment Centres at Archena or even the Bath houses of Mula which were originally built by the Roman garrison at Murcia and are still used today for therapeutic bathing where waters, rich in healing salts and minerals, are poured into huge marble bathtubs.
The Spanish name La Aparecida means "The Apparition" or "The Appearance" local folklore has that in the middle of the last century a group of farm workers saw a sudden appearance of the Virgin Mary and every year the local Fiesta celebrates that event. In those early days the town itself which is about 2 miles away would have been no more than an unnamed hamlet on the road from Alicante to Murcia. Today it is a thriving community with shops, restaurants, banks, churches and on Sundays a small friendly street market for clothes, food and household goods.
|
A few minutes drive away the larger towns of Orihuela and Bigastro have Hypermarkets, Furniture stores, Sports Centres, Medical Centres and a host of restaurants offering typical Spanish dishes such as paella, roasted local meats, grilled fresh fish or International cuisine. The San Bartolme Hospital for Accidents and emergencies is a 10 minute drive from La Apariceda |

Buying a Spanish Property
Despite the horror stories we all hear, providing that the buyers or sellers of property take qualified advice from local lawyers, property ownership in Spain presents no more problems than property ownership in any other country. Every year there are more and more northern Europeans buying homes in Spain and there is an abundance of good legal representatives who are fluent in both English and Spanish.
This property has been sold.
As the house is classified as being in a rural location, outgoings are very low with the local yearly rates being around £65-00 sterling
The lawyers charges for property purchase in Spain are very similar to lawyers charges in the U.K. but there are local " Plus Valia " taxes to pay and unlike U.K. property deals, in Spain, there is a Transmission Tax which is similar to V.A.T . This is charged at 7% of the declared property value. Finally after all this, property deals are ratified by a Notary who then charges his fee. As a rough guide, the add on costs on any property deal in Spain are around 12% of the declared purchase price.
